Good industrial planning starts long before the first building goes up. It starts with the raw materials already grown in the surrounding fields, the workers who will staff the factories, and the small businesses that stand to gain if the estate is designed with them in mind. This project set out to translate that thinking into a spatial plan for one of East Java's newest industrial areas.
Unlocking Local Potential through Sustainable Industrial Estate Planning
Building on the strengths of agriculture, plantations, and processing industries that have long developed across Greater Madiun, the estate is envisioned as more than a location for manufacturing. It is conceived as an economic ecosystem that connects locally sourced raw materials, processing industries, workers, small and medium enterprises (SMEs), and regional logistics networks. Rice, corn, plantation commodities, leather products, and herbal industries provide a strong basis for developing more resilient value chains and generating greater local value.
What we did
Throughout the planning process, Planologic contributed to an integrated framework for the estate's spatial structure. This included the formulation of development structure and industrial zoning, the placement of supporting facilities, road and utility networks, green open spaces, worker housing, commercial areas, and social infrastructure such as education, healthcare, and places of worship. This approach helps ensure that the industrial estate can grow efficiently and functionally while responding to the needs of people and the surrounding environment.
A sustainability-led strategy
Sustainability was positioned as a central principle of the development strategy. It is reflected in integrated waste management, green-building principles, the provision of green open space, renewable-energy development, and more environmentally friendly mobility systems. Local participation is also strengthened through employment opportunities, partnerships with SMEs, training-centre development, and collaboration schemes with farmers to support the supply of industrial raw materials.

For Planologic, this project represents an opportunity to address industrial-estate development challenges through a more comprehensive and collaborative approach. Through purposeful planning, the Madiun Regency Industrial Estate is expected to help drive local economic transformation while demonstrating a model for sustainable industrial-estate development.
